Fix and flip loans

Last updated

A fix and flip loan is a short-term, interest-only loan, usually 12 months, that funds part of the purchase price and up to 100% of the rehab budget for an investment property you plan to renovate and sell or refinance. Lenders size it by purchase price, total cost and after-repair value (ARV), and price it by your experience and credit.

How fix and flip loans are sized

Lenders set three limits and lend the lowest: a percentage of the purchase price plus the rehab budget (purchase LTC), a percentage of the total project cost (LTC), and a percentage of the after-repair value (loan-to-ARV). Experienced investors with strong credit typically qualify for higher limits. The ARV and max loan calculator shows which limit decides your loan.

What they cost

You pay an interest rate, origination points (each point is 1% of the loan), lender fees, and sometimes exit points or a minimum-interest period. Some lenders charge Dutch interest on the full loan from day one; others charge only on funds drawn. Comparing total cost over your hold period, not just the rate, is the only fair comparison.

How the rehab money works

The rehab budget is usually held back and released in draws after an inspector confirms completed work. Plan cash to fund work before each reimbursement. See how draws work.

What lenders look at

Your completed projects in the last few years, your credit score, cash and liquid assets for the down payment, fees and reserves, the property’s location and condition, and your exit plan. See hard money loan requirements.

Frequently asked questions

How much can I borrow for a fix and flip?

Typically the lowest of about 80–90% of the purchase price plus 100% of the rehab budget, 85–92.5% of total cost, and 65–75% of the after-repair value. Exact limits depend on the lender, your experience and credit, and the property.

What credit score do I need for a fix and flip loan?

Many fix and flip lenders start around 620–660, with better pricing and leverage above 700. Some lenders weigh experience and the deal more heavily than the score.

Can I get a fix and flip loan with no experience?

Yes. Many lenders lend to first-time flippers at lower leverage or higher rates, and partnering with an experienced investor or general contractor often helps. See our guide for first-time investors.

How fast do fix and flip loans close?

Often in 7 to 21 days, depending on the appraisal, title and how quickly you send documents.

Does comparing lenders here affect my credit?

No. Hard Money Lender Match never pulls credit. You enter an estimated score; the lender you choose will verify it during underwriting.

Is Hard Money Lender Match free for borrowers?

Yes. Borrowers never pay us anything.
