Loan-to-cost (LTC) is the loan amount divided by the total project cost, meaning purchase price (or land) plus rehab or construction budget. A $270,000 loan on a $300,000 project is 90% LTC. Purchase LTC is the share of the purchase price the lender funds at closing.
| Total cost | $300,000 |
| Loan-to-cost (LTC) | 90% |
| Funded at closing (loan − rehab holdback) | $210,000 |
| Purchase LTC | 87.5% |
| Down payment at closing | $30,000 |
| Loan at target LTC | $270,000 |
Most rehab lenders hold back the rehab budget and release it in draws, so the purchase LTC is what decides your down payment.
