ARV and max loan calculator
Last updated
Most fix and flip lenders cap the loan at a percentage of the after-repair value (ARV), commonly 65% to 75%, and also at a percentage of total cost. The 70% rule says to pay no more than 70% of ARV minus repairs. Enter your numbers to see both and which limit decides your loan.
| Max loan | $270,000 |
| Limited by | Loan-to-cost |
| ARV limit | $280,000 |
| LTC limit | $270,000 |
| Purchase LTC + rehab limit | $276,000 |
| 70% rule max offer (70% × ARV − rehab) | $220,000 |
| Your price vs. 70% rule | $20,000 over |
The 70% rule is a rule of thumb for flips, not a lender requirement. Lenders set ARV from an appraisal or broker opinion of value, not the borrower’s estimate.
