With Dutch interest, the lender charges interest on the full loan amount, including the rehab holdback you haven’t drawn yet. Non-Dutch lenders charge only on funds disbursed. On a $300,000 loan with a $60,000 rehab budget at 11% for 6 months, the difference is about $1,650.
| Dutch interest (full loan) | $16,500 |
| Interest on funds drawn (avg. half of rehab out) | $14,850 |
| Difference | $1,650 |
| Dutch monthly payment | $2,750 |
| Non-Dutch monthly at start | $2,200 |
Non-Dutch interest here assumes draws are spread evenly, so half the holdback is outstanding on average. A lender with a lower Dutch rate can still cost less; compare total cost.
