Hard Money Rate Index
Last updated
The Hard Money Rate Index tracks average rates, points and maximum leverage for fix and flip, ground-up construction and bridge loans each month, from the live pricing lenders keep on Hard Money Lender Match. It’s published on the 1st once at least five lenders per loan type have current pricing.
Coming soon
The first index publishes on the 1st of the month after at least five lenders per loan type have confirmed current pricing. We don’t publish estimates or borrowed numbers in the meantime.
Methodology
- Borrower profile: an experienced investor (3 or more completed projects in the last 3 years) with a 700–739 credit score.
- Pricing: each lender’s own pricing-matrix cell for that profile: rate, origination points and maximum leverage (loan-to-cost for fix and flip and construction, loan-to-value for bridge purchases).
- Freshness: only lenders whose pricing was confirmed within the last 30 days.
- Weighting: each lender counts equally.
- Threshold: a loan type is published only with five or more lenders, so no single lender’s pricing can be identified.
- Dutch interest: the share of lenders charging interest on the full loan rather than funds drawn.
